Colorado Springs Property Management

Full-service rental property management in Colorado Springs — transparent fees, thorough tenant screening, and zero surprises.

Why Choose Nuvill to Manage Your Rental Property?

Managing a Colorado Springs rental takes time, clear records, and attention to maintenance and tenant needs. Nuvill helps with marketing, tenant placement, rent collection, and maintenance coordination, so owners have a local point of contact for day-to-day rental operations.

Nuvill operates on a flat monthly fee of $175–$200 — no percentage-based surprises, no hidden charges. Every dollar in and out of your account is documented in a monthly owner statement delivered directly to your inbox. You always know exactly where things stand.

Agreement & Onboarding

We start with an Exclusive Property Management Agreement tailored to your needs and timeline. A $250–$500 maintenance deposit is held in a non-interest bearing account to cover any urgent repair situations — replenished as needed.

Tenant Screening & Lease

Applications are reviewed using written rental criteria and applicable Colorado screening rules.

Income guidelines: Where income screening applies, we will not require annual income above two times the annual rent (equivalent to two times the monthly rent). For applicants using a housing subsidy, the calculation is based only on the portion of rent the applicant pays.

Housing assistance: We do not consider credit scores, adverse credit events, or a lack of credit score for subsidized applicants, except as required by federal law. Funded income-restricted housing may require additional financial information to determine program eligibility.

Contact Nuvill for current written criteria and accepted documentation. See Colorado rental screening law, C.R.S. 38-12-904.

Nuvill prepares the Residential Rental Contract and holds security deposits in a trust account.

  • Security deposit equal to one month’s rent, held in trust

Rent Collection & Disbursement

Rent is due the 1st and considered late by the 7th. Nuvill collects, verifies funds over 5 business days, and disburses payment to your account by the 10th of every month — after deducting our flat fee and any vendor payments. You receive a full itemized statement each month via email.

  • Late fee: 5% of the amount due.
  • Tenants can pay by check, money order, or electronically

Inspections & Maintenance Handled. No Extra Charge.

Nuvill conducts periodic walk-through inspections on every property under management at no additional cost to owners. Routine drive-by inspections and interior inspections are performed in accordance with Colorado state renter laws. Inspection notes and photos are available to owners after every visit.
For maintenance, Nuvill coordinates directly with a vetted vendor network — scheduling repairs, managing payment, and ensuring no vendor enters the property without proper notification to both Nuvill and the tenant. Owners are responsible for maintenance not caused by tenant negligence; all costs are documented and included in your monthly statement.
