From signing your management agreement to your first rent deposit — here’s exactly what to expect.

Marketing & Tenant Placement
Your property is listed on the PPAR MLS and every major rental platform — giving it local exposure to every tenant’s agent in the Pikes Peak region and national exposure through Zillow, Trulia, HotPads, and Realtor.com. All showings are conducted by a Nuvill representative.

Tenant Screening & Lease
Every applicant undergoes a full credit check (FICO + outstanding debt), nationwide criminal background report, eviction history search, and rental referral verification from previous landlords. We require proof of income at 3x the monthly rent. Nuvill prepares the full Residential Rental Contract and holds all security deposits in a trust account.

Rent Collection & Disbursement
Rent is due the 1st and considered late by the 7th. Nuvill collects, verifies funds over 5 business days, and disburses payment to your account by the 10th of every month — after deducting our flat fee and any vendor payments. You receive a full itemized statement each month via email.

Inspections & Maintenance Handled. No Extra Charge.
Nuvill conducts periodic walk-through inspections on every property under management at no additional cost to owners. Routine drive-by inspections and interior inspections are performed in accordance with Colorado state renter laws. Inspection notes and photos are available to owners after every visit.
For maintenance, Nuvill coordinates directly with a vetted vendor network — scheduling repairs, managing payment, and ensuring no vendor enters the property without proper notification to both Nuvill and the tenant. Owners are responsible for maintenance not caused by tenant negligence; all costs are documented and included in your monthly statement.
